2 weeks agoNot all property investments in Nigeria return equally. Where you put your money and what type of asset you buy determines your actual outcome. Here is an honest breakdown of the property types delivering the strongest returns right now.
1. Shortlet Apartments: Well-managed shortlet apartments in premium locations like Lekki Phase 1 can generate…[Read more]

Salam replied to the topic Project Delivery and Client Trust: What Nigerian Developers Must Know in the forum Developers & Contractors
2 weeks, 1 day agoThe transparency point is what separates the serious developers from the ones who collect money and go quiet. I have bought two off-plan units in my life. One developer sent monthly site updates with photos and a completion tracker. The other disappeared for six months and only responded when I threatened legal action. The difference in trust was…[Read more]

Salam replied to the topic How to Build a Credible Real Estate Agency Brand in Nigeria from Scratch in the forum Agents Hub (Networking + Training)
2 weeks, 1 day agoThe CAC registration point is where most agents cut corners and it shows. Clients are increasingly asking for your RC number before they trust you with serious transactions. It costs very little to register properly and the credibility it adds to your brand is immediate and lasting.

Salam replied to the topic What to Do Immediately If You've Been Defrauded by a Landlord or Agent in the forum Report a Scam Case
2 weeks, 1 day agoThe point about moving fast cannot be overstated. I know someone who waited two weeks before reporting a fraudulent agent because they kept hoping it was a misunderstanding. By the time they filed a report, the person had changed their number, vacated their office, and moved on to other victims. The moment you confirm fraud, every hour counts.

Salam replied to the topic CofO, Deed of Assignment & Survey Plan – Why the 3 Matters in the forum Land Ownership Verification (Survey, Deed, CofO)
2 weeks, 2 days agoI bought land in 2021 and the seller only had a survey plan and a receipt. My lawyer advised me to proceed carefully and apply for a CofO after purchase. It took almost 18 months but today the title is clean and the property value has increased significantly because of it. Always complete your documentation properly, no matter how long it takes.

Salam replied to the topic Warning Signs That Your Property Agent May Be a Fraudster in the forum How to Confirm a Real Agent
2 weeks, 2 days agoThe cash-only request is one of the most reliable red flags out there. Every legitimate transaction I have ever done left a bank transfer record. The moment someone says they only collect cash, your first question should be why they do not want a traceable record of receiving your money.

Salam replied to the topic How to Assess the Safety of a Neighbourhood Before You Rent or Buy in the forum Neighborhood Guides & Safety
2 weeks, 2 days agoTalking to shop owners nearby is genuinely one of the most underrated safety checks you can do. They see everything that happens on that street every day and they will tell you things no landlord or agent ever would. A five-minute conversation with a provision store owner has saved me from two bad moves.

Salam replied to the topic How to treat dampness during foundation work in the forum Renovation, Interiors & Furnishing
2 weeks, 4 days agoMy brother built a house in 2019 and skipped proper site grading because the contractor said it was unnecessary. By 2021 the entire ground floor was dealing with rising damp and he had to spend almost as much fixing it as he would have spent preventing it. This article should be shared with every Nigerian who is currently at the foundation stage…[Read more]

Salam started the topic How to Negotiate Property Prices in Nigeria Like a Pro in the forum Property Price Comparison & Negotiation
2 weeks, 4 days agoIn Nigeria’s property market, the asking price is rarely the final price. Sellers almost always build negotiation room into their figures, and buyers who come prepared consistently get better deals. Here is how to approach it strategically.
1. Research comparable prices before you open your mouth: Knowledge is your most powerful negotiating tool.…[Read more]

Salam replied to the topic Buying Off-Plan in Nigeria: The Rewards, the Risks, and How to Protect Yourself in the forum Off-Plan Projects
2 weeks, 4 days agoFlexible payment plans are genuinely the biggest advantage here and more people should leverage it strategically. Instead of spending years saving a full lump sum while property prices keep rising, you can lock in a price today and pay gradually. The key is just making sure you are doing it with a credible developer.

Salam replied to the topic Port Harcourt Rental Guide: GRA, Rumuola, and Trans-Amadi Explained in the forum Port Harcourt Rentals – Popular locations, Shortlets & pricing trends
2 weeks, 5 days agoThe GRA is beautiful, but the prices have gone up sharply in the last two years. Many people who were renting there have quietly moved to Woji and Elelenwo, where you still get good quality at a more manageable price. Those areas deserve more attention in this conversation.

Salam replied to the topic Best Neighbourhoods to Rent in Enugu and Owerri in 2025 in the forum South-East Rentals Hub (Enugu, Owerri, Awka, Aba)
2 weeks, 5 days agoIndependence Layout deserves every bit of its reputation. The roads, the ambience, and the general organisation of that area make it stand out. The prices have gone up but for people who can afford it, the quality of life there is genuinely different from most other parts of Enugu.

Salam replied to the topic What to Look for Before Buying into a New Estate Development in Nigeria in the forum New Developments & Estates
2 weeks, 5 days agoThe service charge issue is something developers deliberately leave buried in the fine print. You buy a unit for ₦25 million and then discover you owe ₦400,000 every year in estate charges before you even move in. Always ask for the full cost of ownership, not just the purchase price.

Salam replied to the topic Best Areas to Rent in Lagos on a ₦500k–₦1.5M Annual Budget in the forum Lagos Rentals – Apartments, self-cons, shared spaces
2 weeks, 6 days agoThe point about upfront payment is so important and not enough people factor it in. You might find a flat at ₦700k per year and think you are set, then discover you need almost ₦1.2 million to actually move in after agency, legal, and caution fees. Always ask for the total package figure before you start budgeting.

Salam replied to the topic Where to Find Affordable Apartments in Ibadan: Bodija, Challenge, and Beyond in the forum Ibadan Rentals – Apartments, self-cons, shared spaces

Salam replied to the topic Can You Actually Get a Mortgage in Nigeria? A Realistic Guide for 2026 in the forum Mortgages & Financing Advice
3 weeks, 2 days agoThe NHF scheme is genuinely underutilised. Many people in formal employment have been contributing monthly without even knowing they can access a loan through it. The awareness gap is real and this kind of article is exactly what is needed.

Salam replied to the topic Questions You Must Ask Before Paying for Any Plot of Land in Nigeria in the forum Land for Sale
3 weeks, 2 days agoNumber 4 about family land is the one that causes the most long-term pain. You can buy, build, and live on a property for years and then distant family members show up with a court order. Always verify family consent formally, not just verbally.

Salam replied to the topic Certificate Of Occupancy vs Deed of Assignment vs Land Purchase Receipt in the forum Fraud Prevention Guides
3 weeks, 2 days agoCan I add that even a Deed of Assignment without Governor’s Consent is not fully complete? Many people execute the Deed and stop there without knowing that under the Land Use Act, any transfer of a Right of Occupancy requires the consent of the Governor to be valid. That extra step is what most buyers miss.

Salam replied to the topic HOW TO FIND A TRUSTWORTHY ROOMMATE IN NIGERIA WITHOUT GETTING BURNED in the forum Roommates & Shared Apartments – Find or offer shared spaces
3 weeks, 3 days agoThe point about putting things in writing is so important. I once moved in with someone I thought I knew well and within two months we had serious disagreements about bills. A simple written agreement at the start would have saved that entire situation.
