    1. Bodija (Old and New): Bodija is Ibadan’s most established residential address. The average rent for a 3-bedroom apartment in Bodija sits around ₦1.87 million annually, making it relatively accessible compared to its equivalent in Lagos or Abuja. New Bodija skews slightly more modern and pricier; Old Bodija offers more options for budget-conscious renters. Its proximity to the University of Ibadan, Bodija Market, and the government secretariat makes it consistently in demand.

    2. Challenge and Orita Challenge: Challenge is a practical, centrally located option for mid-range renters. It offers good road access to most parts of the city and a solid mix of self-contained units and 2-bedroom flats at prices that remain competitive.

    Akobo is genuinely underrated. I have a friend that moved there two years ago from Bodija, and he is paying almost half the rent for a bigger flat. The roads have also improved a lot. People should explore beyond the popular names

    One thing this article did not mention is that water supply is a serious factor in Ibadan. Some areas have very poor access and you end up spending heavily on water tankers monthly. Always ask about water before you sign anything.
