Idris replied to the topic Certificate Of Occupancy vs Deed of Assignment vs Land Purchase Receipt in the forum Fraud Prevention Guides

    3 months, 3 weeks ago

This is one of the most important distinctions in Nigerian real estate and yet so many people are still buying land with just a receipt and sleeping peacefully at night. I have seen people lose property they paid for years ago simply because they never followed through with a Deed of Assignment. Please share this widely.

Buying land in Nigeria can be one of the smartest investments you ever make, or one of the costliest mistakes. The difference often comes down to the questions you ask before any money changes hands. Here are the ones that matter most.

    1. Who legally owns this land and can they prove it? The seller must be able to present verifiable title…[Read more]

When it comes to land transactions, many people assume these documents mean the same thing.

    They do not.

Each serves a distinct purpose and carries a different legal weight.

    1. CERTIFICATE OF OCCUPANCY (C of O)

Starting with your existing network is genuinely the best advice here. My current roommate is my colleague’s younger brother and it has been two years with zero drama. That social accountability makes a real difference.

Number 2 is the one that gets people the most. They see a good price and their sense of urgency takes over completely. Always do your due diligence no matter how good the deal looks.

I would add, never pay any money without a lawyer present. Even a small inspection fee. Once money leaves your hand without documentation, it is almost impossible to recover.

The point about putting things in writing is so important. I once moved in with someone I thought I knew well and within two months we had serious disagreements about bills. A simple written agreement at the start would have saved that entire situation.

Here are the red flags that should make you pause before paying a kobo.

Sharing an apartment in Nigeria can be a smart financial decision, but moving in with the wrong person can turn your home into a source of daily stress. Here is how to get it right from the start.

If you are building a home in Nigeria, one of the decisions that will affect your comfort, maintenance costs, and long-term peace of mind is your choice of roof. Two styles dominate the conversation: the flat roof and the hip roof. Both have their place, but they are not equal when you factor in Nigerian weather and construction realities.

Many tenants hand over their rent and assume the landlord holds all the cards from that point on. That’s a myth worth clearing up.
