One thing people do not factor in enough with Port Harcourt rentals is the service charge. Many apartments in Trans-Amadi and GRA come with monthly service fees for generator, security, and facility management that can add ₦50,000 to ₦150,000 on top of your rent. Always ask for the full cost breakdown before you commit.

New estate developments look impressive on brochures, show magnificent renders, and come with compelling payment plans. But the gap between what is promised and what gets delivered has cost many Nigerian buyers dearly. Before you commit your money, here is what you must examine.

    1. Verify the developer’s track record: A developer’s history is…[Read more]

Port Harcourt is one of Nigeria’s most commercially active cities, driven heavily by the oil and gas industry. That energy shapes its housing market significantly, with rental prices that reflect both high demand and a wide range of neighbourhood types. Here is what you need to know about three of its most prominent areas.

Kaduna is genuinely one of the most underappreciated rental markets in Nigeria. You get a proper 3-bedroom flat for what would barely cover a self-contain in Abuja. The city also has good infrastructure in many areas. More people should consider it seriously.

The Jos rental market has shifted quite a bit in recent years. Rayfield in particular has become quite competitive. Anyone planning to move there should start their search early because decent properties in that axis move fast.

Ikorodu is genuinely liveable now compared to what it was five years ago. The road and infrastructure improvements have made a real difference. People who dismissed it before should take a second look, especially with what you get for the price.

One thing this article did not mention is that water supply is a serious factor in Ibadan. Some areas have very poor access and you end up spending heavily on water tankers monthly. Always ask about water before you sign anything.

Northern Nigeria remains one of the most affordable regions for renters in the country. Whether you are relocating for work, school, or business, here is what the rental market looks like across key northern cities in 2025.

The point about upfront payment is so important and not enough people factor it in. You might find a flat at ₦700k per year and think you are set, then discover you need almost ₦1.2 million to actually move in after agency, legal, and caution fees. Always ask for the total package figure before you start budgeting.

Akobo is genuinely underrated. I have a friend that moved there two years ago from Bodija, and he is paying almost half the rent for a bigger flat. The roads have also improved a lot. People should explore beyond the popular names

On a ₦500,000 to ₦1.5 million annual budget, your realistic options are almost entirely on the Lagos Mainland and its outer suburbs. The Island is largely out of reach at this price point. Here is where to focus your search.

The income verification barrier is what kills it for most self-employed Nigerians. You could be earning well above the threshold but if it is not salaried and documented, the system does not recognise you. That needs serious reform.

Number 4 about family land is the one that causes the most long-term pain. You can buy, build, and live on a property for years and then distant family members show up with a court order. Always verify family consent formally, not just verbally.

Can I add that even a Deed of Assignment without Governor’s Consent is not fully complete? Many people execute the Deed and stop there without knowing that under the Land Use Act, any transfer of a Right of Occupancy requires the consent of the Governor to be valid. That extra step is what most buyers miss.

The short answer is yes, you can. But the longer answer requires understanding exactly what the Nigerian mortgage market looks like in reality, because it is quite different from what most people assume.

I would also add: physically visit the land yourself more than once and speak to neighbours around it. So much information comes from simply asking people who have been there longer than the seller has been trying to sell.
