Buying your first home in Nigeria is one of the most significant financial decisions you will ever make. The wrong move at this stage can cost you years of savings. Before you sign anything or transfer any money, here are the ten questions that matter most.

    1. Who is the legal owner and can they prove it? Confirm ownership through original title documents verified at the Land Registry. Many people have been sold property by families in dispute, land grabbers, or agents without real authority. Always request valid identification and ownership documents.

    2. Is the land free from government acquisition? Lands without proper excision or gazette can be reclaimed without compensation. Confirm this at the Office of the Surveyor-General before any payment.

    3. Are there any pending legal disputes or encumbrances? A title search at the Land Registry reveals whether there are court cases, mortgages, or competing claims against the property that would affect your ownership.

    4. What are all the costs beyond the purchase price? Hidden costs including service charges, maintenance fees, and security dues can be substantial and are rarely volunteered upfront. Ask for a complete cost-of-ownership breakdown.

    5. What is the condition of the plumbing, wiring, and structure? Go beyond cosmetic details during inspection. Ask about the age of the roof, plumbing, and wiring, and be alert for signs of damp or structural issues.

    6. Is the area prone to flooding? Visit during or immediately after heavy rainfall if possible. Flood-prone properties carry long-term risks that no renovation can fully resolve.

    7. What is the property’s resale potential? Buying in a developing area can be a smart investment, but cheap homes in poorly developed areas may lead to regret later. Research infrastructure plans for the surrounding corridor before committing.

    8. Has the building plan been approved? Check the Building Approval Plan to confirm the structure meets government standards. Unapproved structures face demolition risk regardless of how long they have been standing.

    9. Is Governor’s Consent obtainable on the transaction? Under the Land Use Act, any transfer of interest in land requires this consent to be legally valid. Confirm it is obtainable before closing.

    10. Do I have my own independent lawyer? First-time buyers benefit significantly from having independent inspectors and professionals who can safeguard their investment rather than relying solely on the seller’s representatives.

    Buy informed. Buy protected.

The flooding question is one I cannot stress enough. I bought a property in 2020 without asking this and discovered during the first rainy season that the entire ground floor flooded badly. The agent showed me the house in the dry season and I never thought to ask. That single oversight cost me almost ₦2 million in remediation work. Always ask about flooding and visit in the rain if you can.

Question nine about Governor’s Consent is the one that catches the most buyers off guard. People execute a Deed of Assignment and feel the transaction is complete, not knowing that without that consent the transfer is legally incomplete. I have seen this cause serious complications years later when owners tried to resell or use the property as collateral. Always complete the process fully.
